The building is currently used as a retail center for small businesses with Hertz Car Rental as its anchor tenant and 42 self-storage units.

The property has two corridors facing north and east. The east side, approximately 50% of the units, underwent dramatic interior and exterior renovation in 2006. This section is now occupied with office/retail tenants.

The north side of the building was also remodeled and now houses climate controlled self-storage units. Fountain Hills, known as an upscale “bedroom” community, has limited climate controlled self-storage available for residents. The self-storage portion of the center is consistently leased at 85% to 95%.
